Karl J. Liwo

Karl was admitted to the practice of law in the Commonwealth of Massachusetts in 1992.  From 1993 through 1996, he was an associate attorney with a law firm that primarily represented business clients (such as a regional chain of retail jewelry stores and numerous high-end restaurants) in sophisticated real estate and business transactions, including a joint venture with the People's Republic of China.  In 1996, he helped start Mullin Law Offices, a Boston law firm with an emphasis on residential real estate conveyancing.  He was employed as that firms' managing attorney for seven years.  In June of 2003, Mr. Liwo incorporated Liwo & Associates, P.C., and purchased the assets of Mullin Law Offices.  He currently helps his clients buy, sell, lease and finance residential and commercial real estate; draft wills and trusts; manage their trusts; address elder issues; and administer the estates of deceased persons.  In addition to representing his clients, Mr. Liwo's day-to-day responsibilities include the oversight of all the firm's lawyers, paralegals, support staff and general operations.  Karl is an active member of the Real Estate Bar Association for Massachusetts and the Massachusetts Bar Association.  He also teaches continuing education programs for Coldwell Banker Residential Brokerage, the largest residential real estate brokerage firm in Massachusetts.

Christopher F. McNamara

Chris was admitted to the practice of law in the Commonwealth of Massachusetts in 2001
and started out as an associate attorney with busy real estate conveyancing firms in
Beverly and Boston, Massachusetts. Chris joined Liwo & Associates, in July, 2003
and became a Partner in 2011. His responsibilities include the review and performance
of title examinations, the resolution of title matters, residential/commercial real estate closings,
representation of buyers and sellers of residential and commercial real estate, resolving
real estate title problems; condominium development, operation of condominium associations,
the planning of estates and business entity formation.

Chris is a graduate of St. John’s Preparatory School (1994), Assumption College, B.A. (1998), and New England School of Law (J.D.) (New England Law Boston) (2001).Chris has handled thousands of residential real estate closings for a variety of local and national lenders throughout Massachusetts and has many relationships with real estate agents and lenders. Chris understands that all real estate transactions are highly time sensitive and he recognizes the need to maintain an open line of communication with his lender clients, buyers, sellers, and real estate agents. He strives to always be available to discuss any issue, large or small that may arise along the way from the initial offer stage
through the final closing. Chris is mindful of the fact that being professional, courteous and client
orientated leads to a stress-free closing; this is the goal for all of his clients: buyers, sellers and lenders.
